How often should Smoke Detectors be Tested?

Smoke detectors are life-saving pieces of equipment. There are many different smoke detector types, from optical alarms and heat alarms, to dual sensor smoke alarms. It is a legal requirement to have a fully operational fire detection system installed in your property and we recommend that your smoke detectors are tested regularly.

As a landlord or estate agent, you have a duty of care to ensure you use the correct skilled tradesmen for your maintenance. Failure to show you have instructed the correct trader could render you liable.

Not just anyone can check a smoke alarm. Did you know smoke detectors need to be tested by someone electrically trained? Every engineer is electrically trained at NSI. Plumbers and heating engineers may not be qualified to carry out these checks and any missed hazards could leave them, and you, accountable.

How often should smoke detectors be tested?

Your smoke detectors should be regularly checked. At NSI, we suggest that you have them professionally checked yearly.

In fact, did you know smoke detectors have a “replace by” date and 85% are unknowingly out of date? Ensuring that your smoke alarms are carefully and properly maintained could save lives.

All rental properties in England now come under a higher detection level requirement than ever before.

Landlords must follow the Domestic Fire Alarm Regulations (BS5839-6:2019). This requires landlords to have;

  • A smoke detector installed on the escape routes for each floor, a detector in the lounge (or principal habitable room), and a heat detector in the kitchen.
  • A carbon monoxide alarm in any room used as living accommodation where solid fuel is used.
  • New tenancy smoke alarm checks. A landlord must make sure the alarms are in working order at the start of each new tenancy. NSI can arrange this for you professionally and swiftly.

How much does it cost?

At NSI, prices start from just £65 + VAT (*dependent upon location).
