PAT (Portable Appliance Testing) is the term used to describe the examination of electrical appliances and equipment to ensure they are safe to use.

As a landlord, you have a duty to ensure all electrical appliances provided to your tenants are in a safe condition. Although PAT testing itself is not a legal requirement, it is the best and easiest way to ensure your appliances are safe.

As a landlord or estate agent, it is also essential that you instruct someone competent to carry out the test.

How Often is PAT Testing Required?

The frequency of the inspection and testing depends on the type of equipment and the property. In terms of PAT Testing for landlords, we would suggest that PAT testing is carried out yearly or upon tenancy changeover.

What needs PAT Testing?

As a landlord, any electrical appliances provided within the property, including in-built fridges, freezers, dishwashers, and anything else with a plug, should be PAT tested yearly.

What is our PAT Testing Procedure?

  1. The plug of the appliance is inserted into a specialist machine, and a current is passed through to carry out the test.
  2. The appliance will have a sticker applied with a specific number relating to that device. The sticker is either a pass or fail.
  3. Any minor failures (plug, fuses etc) will be replaced free of charge.
  4. Major failures will be highlighted immediately. The reasons will be noted in the report.

Following the test, you should receive an inventory, which lists every tested appliance and assigns a “sticker” number to them. A PAT test cannot be deemed complete without this inventory.
