What Services Do We Offer?
PAT Testing
Portable Appliance Testing (PAT) is the term used to describe the examination of electrical appliances and equipment to ensure they are safe to use.
Under The Landlord and Tenant Act 1985 and The Electrical Equipment (Safety) Regulations 2016, Landlords must ensure appliances provided are ‘safe’. The best way to check they are safe is by doing a PAT test.

EICR’s
An electrical installation condition report (EICR) is carried out to ensure the property is electrically safe for tenants. This type of report is carried out to help to identify any damage or faults in electrical installations.
From April 2021, every rental property in England must have a valid electrical condition report as per “The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020”.

Smoke Detector Testing
Did you know that it is a legal requirement to have a fully operational fire detection system installed in your property?
As a landlord, the smoke alarms in your rental accommodation must be correctly installed by someone electrically trained and fitted in all the correct locations.

VIR
A Visual Inspection Report (VIR) is an in-depth visual inspection of the fuse board and all accessories, such as sockets and switches, to identify any visible signs of defects, damage, or deterioration.
A VIR is an annual inspection that is required 12 months after an Electrical Installation Condition Report.
