What is PAT testing?
Portable Appliance Testing (PAT) is the examination of electrical equipment and appliances to ensure that they are safe to be used. It is mandatory that PAT testing reports include an inventory report to show which appliances have been tested.

Is PAT testing a legal requirement?
PAT testing is not a legal requirement, however, as a landlord, you have a duty to ensure that the appliances and electrical equipment provided to tenants is not faulty.
A PAT test is highly recommended every year to protect you from liability and ensure the safety of your tenants.
An electrical installation condition report (EICR) is a legal requirement and is an extensive report carried out to ensure the condition of electrical equipment and installations. EICR‘s are mandatory every 5 years for private rentals but many issues can arise in between EICR tests which can only be discovered by a PAT test.
Can PAT testing damage equipment?
Don’t worry, PAT testing will not damage your equipment, it will only find failures that are already present.
If a minor failure (such as a plug or fuse) is found, we will replace it immediately free of charge! All major failures will be highlighted immediately and the reasons will be documented in the report.
