What is an EICR certificate?  

An electrical installation condition report (EICR) also known as a Periodic Inspection Check is carried out to ensure the property is electrically safe for tenants. It helps to identify the following: 

  • Integrity and degradation of the wiring 
  • Damage to electrical accessories including sockets and switches 
  • Ensuring the property complies with relevant BS7671 regulations 

Any rental property deemed not to be adhering to the new legislation can potentially lead to the landlord being fined up to £30,000. 

Is an EICR a legal requirement?  

As of April 1st 2021, an Electrical Installation Condition Report (EICR) will NEED to be carried out for all tenancies in the United Kingdom.  

These regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at an interval of at least every 5 years.  

Any rental property deemed not to be adhering to the new legislation can potentially lead to the landlord being fined up to £30,000.  

These fines will be given out by the local authority, who also have the power to, with permission of the tenant, carry out any emergency work on the property if need be. The costs of any work completed by the authority will fall to the landlord.
