Are you getting EICR and EPC mixed up? We don’t blame you! An EPC is an Energy Performance Certificate. It covers the Energy Performance of a property.  

Whereas an EICRis an Electrical Installation Condition Report. It covers the condition of the electrical installations within a property.  

So, is an EICR the same as an EPC? In short terms no, they aren’t the same.

What is an Energy Performance Certificate (EPC)?  

Energy performance certificates are a rating scheme to summarise the energy efficiency of buildings. The building is given an energy efficiency rating between A – G, the EPC will also include tips on the most cost-effective ways to improve your property’s energy rating.  

Is an EPC a legal requirement for landlords?  

Yes. On 1st April 2018, it became a legal requirement for residential landlords to ensure their Energy Performance Certificates (EPCs) have a minimum rating of E.  

From 1st April 2020, landlords must ensure the Energy Performance Certificates for their rental accommodation meet a new standard. This is required for new and existing tenancies.  EPC

What is an EICR?  

An electrical installation condition report (EICR), also known as a Periodic Inspection Check, is carried out to ensure the property is electrically safe for tenants. 

This type of report is carried out to help to identify the following: 

  • Integrity and degradation of the wiring 
  • Damage to electrical accessories, including sockets and switches 
  • Ensuring the property complies with relevant BS7671 regulations 

It makes electrical appliances and accessories safer and provides protection from electrical damage and fire hazards.  

Why Do You Need an Electrical Installation Condition Report (EICR)? 

All landlords are legally obliged to get an EICR carried out on their rental property every 5 years. If this is not done this may incur penalty fines of up to £30,000, so it is a good idea to keep track of when your next inspection is due.
